You are faced with many decisions when purchasing a home. It’s not an easy task and obtaining a mortgage loan can be a complex and tiring process. Your First Step

Your first step in the home-buying process is to define the reasons why you want to purchase a new home. To stop paying rent? To start building equity? To raise a family? In addition to the reasons why you would want a new home, I will help you identify what you want in your new home. A garage? A pool? Do you need to be close to schools or work? I will compare your needs, wants and budget with what is available on the market and make recommendations that save you time and effort.

Why use me as your Realtor?

I’ll make the process of purchasing a home more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. I will provide you a full explanation of what to expect so that you’re not surprised along the way. In this capacity, I will be your Buyer Representative offering you Buyer Representation. Note that in the case of purchasing a home, the seller pays the commission. My services and knowledge are free to you, the home buyer.

I will advise you whether your expectations are realistic taking into consideration current market conditions and pricing. If it is not possible to find a home in your price range in the area you would like, then we will suggest other options and look at other housing styles or consider neighbouring areas that might fit your price range. We will accompany you as you view potential homes and help you assess their suitability and price. As experts on property, we can provide advice on neighbourhoods, heating costs, the condition of the furnace, and so on.

Most real estate professionals in our province are members of the Ontario Real Estate Association (OREA) and only members of OREA can call themselves Realtors. I am experienced at negotiating fair deals. I will assist in negotiating an offer, acting as a mediator to head off potential conflicts between you and the seller, and draw up a legally binding agreement.

Do I really need a Buyer Representative?

I do this for a living, 24 hours a day 7 days a week, with a variety of clients. Where you might see a renovated basement, I see a potential cover up for recent flooding in the area. Given that you are purchasing your largest asset, it makes sense to receive the benefit of a my experience and advice. It does not cost you anything, it will help you clarify what you really want, and avoid future disappointments. I can help you screen poor listings, help you assess the true market value of the home you want to buy, update you on whether the neighbourhood is improving or getting worse, and act as a buffer between you and the Seller’s Realtor, who’s job it is to get the most money for his client. So why not have someone represent your interests? It just makes sense.
